Property Damage Liability Waiver Program Incident Report

Before submitting an Incident Report, individuals should reference the Property Damage Liability Program Descriptions for their specific Property, as Waiver Program features and details vary. Residents can find this information and Waiver Program terms and conditions in the Waiver Addendums contained in their leases or the Program Announcement Letters from their properties.

For most properties, a resident’s enrollment in the Waiver Program results in the property waiving the resident’s liability for property damage the resident causes, for four specified causes of loss, up to a Program-specified dollar amount (typically, $100,000) on a per-incident basis:

  1. Fire
  2. Sudden and accidental smoke
  3. Explosion
  4. Water or other liquid that leaks, flows, or overflows from plumbing, heating, air conditioning, other equipment or fixtures, or personal property.

The Property Damage Liability Waiver Program is not a Renters Insurance Policy. The Waiver does not result in the waiver of any other types of liability or provide insurance coverage to residents. The following is a non-exclusive list of losses outside of the scope of the Waiver Program:

  • Any type of damage caused by weather events, such as tornados or flooding
  • Theft, burglary, or vandalism
  • Damage caused by other intentional acts or breaches of the lease
  • Bodily or personal injury
