Can Student Residents use their parents' Homeowners policy to satisfy the liability coverage requirement in their lease?

While Homeowners insurance policies may differ from company to company, a parent's Homeowners policy generally does not include coverage for a student in off-campus housing (as opposed to on-campus housing, e.g., dorms).

For this reason, Foxen will not accept a parent's Homeowners policy as proof of Resident liability insurance. However, if an authorized representative from the Homeowner insurance company provides a Certificate of Insurance showing that the Homeowners policy does cover the Resident for the perils and in the minimum amounts the lease requires, then Foxen will accept the policy as proof of coverage for the Resident unless the Property Manager selects different requirements.
