What is the Foxen Property Damage Liability Waiver?

•   The Foxen Property Damage Liability Waiver covers damage that an enrolled Resident Accidentally causes to the Apartment complex from fire, smoke, explosions, and water discharge and overflow.

•   When a Resident enrolls in the Foxen Waiver, their Property Manager also waives the Resident's financial obligation to repay the Property if they accidentally cause certain types of damage. As an additional benefit, depending on the type of Waiver program a Resident's Property Manager selects, the Foxen Waiver even may include reimbursement for the enrolled Residents' damaged personal contents or short-term living expenses when their home has extensive damage from the same accident. These benefits apply only when the accident is caused by a covered peril as described in more detail in the Foxen Waiver terms and conditions in Residents' leases or the Foxen Waiver program materials provided by Foxen. When otherwise covered, there are dollar limits on these benefits, typically up to $10,000 for personal contents and $1,000 for living expenses. These benefits are available if the Foxen Waiver program limits have not been exhausted by payments to the Property Manager for the damage the Resident caused to the Property and to other impacted Residents.

      •    For example, a water pipe that froze and burst due to cold weather and caused damage to a Resident's apartment and/or personal belongings would generally not be covered by the Foxen Waiver Program as it would not have resulted from tenant negligence.

•   The Foxen Waiver is not a renters' insurance policy, and no insurance policy is issued to enrolled Residents. Residents should consult an insurance professional to determine their insurance needs based on their unique situations. Enrolling in the Foxen Waiver does not prohibit or otherwise restrict Residents from purchasing their own insurance.

•    For specific details and important terms and conditions, including exclusions, Residents should reference their leases or the program details that their Property manager shared through email when introducing the Foxen Waiver.
